A $600 fix on a 12-year-old tank that costs $2,500 to replace? That's getting close. A $200 repair on a 4-year-old unit? Fix it and move on.

That mineral buildup eats into your water heater's lifespan, especially without a softener or regular sediment flushing. Most tank water heaters last 8 to 12 years here.     HARD WATER AND SEDIMENT

    Most homes along the Wasatch Front deal with hard water in the 150 to 300 parts per million range. That's some of the hardest water in the country. All those minerals settle at the bottom of your tank as sediment.

    When sediment builds up, it sits between the burner and the water. Your heater has to work harder to get through that layer. You'll hear rumbling or popping sounds when it fires — that's the burner fighting through the buildup.

    A regular water heater sediment flush helps a lot. But if it hasn't been done in years, the damage may already be done.

    ALTITUDE AND GAS BURNERS

    Utah sits at 4,200 to 7,000 feet above sea level. That means less oxygen for gas burners. Pilot lights can be finicky, and burner efficiency drops a bit compared to sea-level performance.

    If your gas water heater's pilot light keeps going out, altitude could be part of the problem. But it's worth having a plumber check the thermocouple (the sensor that tells the gas valve the pilot is lit) and the gas valve before assuming the worst.

    COLD BASEMENTS IN WINTER

    When your basement drops below 50 degrees in January, your water heater has to work harder to keep up. The incoming water is colder, and the air around the tank isn't helping.

    An older unit with a worn-out dip tube (the tube that sends cold water to the bottom of the tank) or a weak heating element will struggle more in cold months. If you notice it takes longer and longer to get hot water every winter, that's a sign your unit is losing steam.
